A well written lease is crucial to your success as a landlord.  Nothing can sink you quicker than not having all your "T's" crosses and "I's" dotted.  This package is designed with you the landlord in mind, with addenda covering a multitude of subjects from Animals in the home or apartment to Satellite dishes installed outside.

The following is a list of the forms included:

• Community Guidelines: Rules for the tenants, above and beyond the terms of the lease. Covers things like Parking on the grass, where to dispose of trash, and keeping the poperty clean.
• Crime and Drug Free Housing addendum: You would think it goes without saying that you do not want drug deals going down at your property, but you better actually come out and say it if you don't want to end up in expensive litigation.
• Equipment and furniture rental Addendum: Many landlords make a tidy sum renting various appliances and other items to their tenants.
• Heating Oil Addendum. Make sure they know that you gave it to them full and you want it back full.
• Pet Addendum: Lions and Tigers and Bears? We hope not, but you would be amazed what some people keep as pets.
• Satellite Dish Addendum: If holes get drilled in your roof you want to know about it, don't you?
• Septic System Addendum: This form was developed after a tenant flushed all manner of garbage and wrecked a perfectly good Septic System...Cost to repair $3500.00... cost to include in your documents...1 piece of paper.
• Smoke Detector. You gave it to them in working order, see that you get it back in working order.
• Utilities Addendum: If you are going to pay for any utilities you BETTER cover your ASSets.
• Waterbed Addendum: Forget this one and you could have a major disaster...followed by a major expense.

We have also included three leases for you. A very simple lease which includes a checklist of the equipment in the unit, a month ot month lease for those of you who use that type of vehicle and a full blown heavy duty (bullet proof if you live in Arkansas) lease.
